As Umut İnşaat, we successfully completed a comprehensive construction process for the Baia Hotel Bursa project—developed under the brand of Baia Hotels, one of Turkey’s leading hotel chains—demonstrating our advanced technical capabilities and strong organizational competence.
Within the scope of the project, our company executed all essential construction works—from excavation and structural works to plastering, screeding, and waterproofing applications—before handing over the buildings to finishing works, electrical, and mechanical disciplines in a fully prepared state. Additionally, hotel-critical areas such as the restaurant and swimming pool facilities were delivered under Umut İnşaat’s turnkey commitment.
Scope of Works Executed:
🔹 Excavation and Earthworks:
During the initial phase, excavation and earthmoving works were performed to prepare the site for construction. Subgrade preparation, soil transport, and backfilling operations were executed in full compliance with engineering standards.
🔹 Structural Works:
The hotel’s reinforced concrete frame—comprising columns, beams, slabs, and shear walls—was constructed in accordance with high comfort and safety standards. All structural requirements of the building were completed precisely in line with the floor plans.
🔹 Wall Construction, Plastering, and Screeding:
Partition and exterior walls were built using autoclaved aerated concrete blocks and brick masonry. Both rough coat and fine coat plaster applications were then performed, creating smooth surfaces ideal for painting and final finishes. Floor screeds were applied with close attention to elevation differences and surface flatness to ensure readiness for final floor coverings.
🔹 Insulation and Waterproofing Works:
Thermal and waterproofing systems—critical for both comfort and durability—were applied in terrace areas, foundations, wet rooms, and external façades. The selected insulation systems were designed to provide both energy efficiency and structural protection.
🔹 Handover to Finishing Works, Electrical, and Mechanical Disciplines:
Following the completion of all structural and infrastructure works, project areas were delivered in a planned and coordinated manner to electrical, mechanical, and architectural finishing teams. This process ensured alignment with the overall project schedule and smooth interdisciplinary workflow.
Turnkey Restaurant and Pool Facilities
In the project’s second phase, the hotel’s restaurant and swimming pool areas were constructed under Umut İnşaat’s turnkey responsibility.
Restaurant: Fully equipped with kitchen infrastructure, floor and wall finishes, lighting, and seating arrangements.
Swimming Pool: Designed and built with structural, plumbing, and safety systems to ensure user comfort and operational reliability.
In both areas, all architectural and technical disciplines were integrated seamlessly, contributing to the hotel’s readiness for operation.
